Roofing Basics

Architectural shingles last 25–30 years with proper ventilation and maintenance. In Central Texas, intense UV, hail, and wind can shorten that to 20–25 years if the roof isn't FORTIFIED or impact-rated. Metal roofs last 40–50+ years. Tile and slate can go 50–100 years. We always inspect attic ventilation — poor airflow is the silent killer of Texas roofs.

Repairs make sense for isolated issues — a few missing shingles, a small leak, or minor wind damage. Full replacement is recommended when: (1) your roof is 20+ years old, (2) hail damage covers more than 25% of the surface, (3) there are multiple leak points, or (4) the decking underneath is soft or rotted. Our free inspection gives you an honest recommendation with photos.

Look for dented gutters and downspouts, granule loss in gutters, bruised or cracked shingles, soft spots you can feel by hand, and dents on metal vents or flashing. Hail damage is often invisible from the ground. We use drone photography and soft-touch inspection to document every bruise — critical for insurance claims.

In Texas, building code allows one overlay (a 'layover') in some jurisdictions, but we almost never recommend it. You can't inspect the decking for rot, the added weight strains the structure, manufacturer warranties are voided, and the new roof won't last as long. A full tear-off costs more upfront but protects your investment.

FORTIFIED is a national standard for stronger roofs backed by the Insurance Institute for Business & Home Safety (IBHS). It requires sealed seams, ring-shank nails, and reinforced edges that withstand high winds and hail better than code-minimum roofs. In hail-prone Central Texas, FORTIFIED roofs often qualify for insurance discounts. We're FORTIFIED Wind & Hail certified.
